1. Do you have any lists of available
properties? A) Yes, we have two– homes &
ranches and vacant land.
2. How much does land cost per acre?
A) Between $10,000 & $30,000 an acre depending on
parcel size and location. The current median price
is about $16,600.
3. What does a 3BR/2BA go for in this area?
A) Range of $350,000 to $500,000 depending on the
home and the acreage
4. Can land be subdivided? A). Yes,
down to 4.13 acres for most of the area which is
zoned GR, General Rural. We have some areas with
smaller parcel size zoning as well.
5. What is the least amount of acreage you
can buy? What is the predominant zoning? A)
Excluding platted subdivisions, the smallest
parcel would be 4.13 acres. GR (General rural
zoning.
6. What about info on wells & septics?
A) Wells are approx 250-400 feet deep and price
for drilling is $26+/- per foot. We are not on a
sewer system, rather home use septic systems which
can be installed by your builder for approx $3,500
- $4,500 for a standard system.
7. Are there builders in the area? A)
Yes, from Sonoita/Elgin, Patagonia, Nogales,
Sierra Vista, & Tucson
8. Distance to Tucson? To Sierra Vista? To
Nogales? A) From Sonoita, Tucson is approx
45 minutes. Sierra Vista and Nogales are each
approx 35 minutes.
9. How much does it cost to build per square
foot?A) For an Adobe house, $250-$275;
for a Rammed Earth, $225-$250; and for a
Frame-Stucco, $165 - $215.
10. What about medical care? A) We
have a Medical Clinic in Patagonia (12 miles from
Sonoita). Or there are facilities in Nogales,
Sierra Vista, and Tucson. We also are a fire
district which is staffed by EMTs as well as fire
personnel. Tubac Fire holds the CoN for this area
and has 1 or 2 ambulances stationed at the
intersection. Immediate transport to an urgent
care facility is provided by an air-ambulance
service based in Sierra Vista.
11. What is the climate like? Does it ever
snow? How much rain? A) The climate in the
Sonoita Valley has been declared one of the finest
in the world. At about 5,000 ft above sea level we
are 10-20 degrees cooler than Tucson or Phoenix.
Winters at this height can give snow, and in the
summer months, (July - Sept) we enjoy cooling
thunderstorms during the monsoon, creating a green
countryside as beautiful as Kentucky or even
Ireland.
12. Where to shop? A) We have some
great shops and restaurants locally, but for the
malls and movies - Sierra Vista, Tucson and
Nogales.
13. Why Sonoita and surrounding areas?
A) We are in the heart of Arizona’s beautiful wine
and ranching country, often called the Mountain
